By addressing environmental impacts, economic regeneration and social inclusion factors, Citu have created a development that has sustainability at its core. Greenhouse demonstrates leading energy efficiency in building design for both new build and refurbishment, giving a 60% overall percentage reduction in carbon dioxide emissions over building regulation requirements. With a host of on-site renewable energy technologies including open loop ground source, solar thermal and roof top turbines the amount of energy required from off-site sources is vastly reduced. This means significantly lower energy bills for the residents. The rain and grey water recycling facilities mean that residents will use typically 35% less mains water as well as reducing the amount of waste water. Through the incorporation of an Internet Protocol (IP) network, residents of Greenhouse can view and monitor their energy use and utility bills via their television. The cutting edge technology also offers real-time information displays about activities at the on-site gym or the Greenhouse allotments. Your television can also be used to watch films on demand or to book an electric car from the on-site electric car club. Located in the South Leeds regeneration area known as Beeston Hill & Holbeck, Greenhouse is a landmark development in the area and will ultimately deliver substantial regeneration benefits. Citu have been particularly careful to ensure the new development includes the local community through considered design principals and retention of certain homes for local first time buyers. Hallidays Developments Ltd for Dandridge's Mill
Hallidays Developments vision for Dandridge’s Mill was not only to make this unique, historic building a leading example in low carbon sustainable technologies, but also to encourage an environmentally friendly lifestyle – increasing residents’ awareness of their eco-responsibilities. With an Archimedean Hydro Screw, Solar PV Array and water source Heat Pumps providing the electricity, heating and hot water; and cutting edge building design, insulation and lighting preventing excess energy loss, Dandridge’s Mill is now a staggering 91% Carbon Footprint reduced. This Grade II Listed building now saves well over 26 Tonnes of Carbon from being released into the atmosphere every year. In addition to this, the wheelchair accessible apartments have an online metering system that displays residents’ energy expenditure and translates this into equivalent carbon emissions. Each apartment has areas for growing produce, and the gardens and grounds have been developed with special habitats to attract local wildlife. Dandridge’s Mill aims to not only lead the way in sustainable development, but also to increase environmental awareness in all aspects of life.

L&Q and Hunters for Vale Street
With climate change and increasing urbanisation of populations a reality, we desperately need built schemes which show that these two often conflicting idealisms can be accommodated to provide enduring pleasant places to live work and enjoy. Welcome to Vale Street, a former council depot site which has been transformed to provide modern and sustainable homes for single person households, small and large families. It is the first development in London to achieve Code for Sustainable Homes Level 4, providing a 44% reduction in annual energy consumption over equivalent housing schemes. This has been achieved using comprehensive and usable green initiatives including highly insulated walls, communal bio-mass boiler and photovoltaics. Water is recycled, harvested and conserved whilst green and brown roofs encourage our bugs, birds and flora to thrive. Waste was minimised during construction through FSC timber, recycled materials, utilising local businesses and workforce to minimise transport. Vale Street is now promoted as Lambeth Borough’s key sustainability demonstration project.

Londonewcastle, Oakmayne Properties, McBains Cooper for Embassy Court
Embassy Court features the UK’s first geothermal heating and cooling system in a luxury development, generating a 20% saving on the overall energy consumption. Londonewcastle and Oakmayne Properties have set a new benchmark for luxury residential developments by delivering an environmentally sustainable building, demonstrating that sustainable solutions can be commercially viable. McBains Cooper developed and implemented the sustainable solution and set out to minimise the use of energy through the following: • Geothermal heating and cooling system • Roof-design to enable rainwater recovery for irrigation • High thermal performance building fabric • Solar reducing glazing • Total house ventilation to minimise uncontrolled air infiltration • Comprehensive energy metering-strategy The innovative geothermal solution also provides a blue print for sustainable urban regeneration as the pipe-loops are located beneath the building, rather than in an adjacent borehole field, enabling the use of geothermal energy in cramped urban environments.
